A district being built one phase at a time.

The land around the Long Island Rail Road station has its own zoning. The Ronkonkoma Hub Transit-Oriented Development District is Article XXIII of the Town of Brookhaven code, covering about 53.73 acres and adopted on 24 June 2014. Its stated intent is a comprehensive, transit-oriented and economically viable revitalization of the area around the station, toward a compact, mixed-use and self-sufficient community.

Delivery has come building by building. Alston Station Yards added 489 units and The Core added 388 apartments together with 67,000 square feet of restaurant and retail space. Phase 2B, completed with 175 apartments and a stated investment of $113 million, brought the delivered total to 1,052 units.

Construction was underway on the next phase as of June 2026, which the developer says will further expand residential offerings and introduce new medical office space.

The money behind it is on the record. New York State cites a $55 million Empire State Development capital grant from 2017 and more than $400 million of private capital committed by the developer.

Full build-out is still a proposal. In October 2024 the state described Station Yards as a $1.2 billion development planned at full build-out for 1,450 homes, 360,000 square feet of office, 195,000 square feet of retail and more than 1,200 parking spaces across the 53-acre site. That is the plan as described, not what stands today.

A further application is pending rather than approved. Ronk Hub Nova, LLC applied to the Brookhaven Industrial Development Agency over about 6.72 acres bordered by Railroad, Carroll and Union Avenues, for a project including a 30,000 square foot medical office building and more than $173 million of investment. It appeared on the agency's agenda under Applications in November 2025.

A separate effort would tie the station to the airport, and its status pulls in two directions. In February 2025 the governor announced $150 million to connect Ronkonkoma station with a proposed north terminal at Long Island MacArthur Airport, including a pedestrian walkway, building on a $40 million commitment made in 2022. In July 2026 the Town of Islip selected a preferred developer for the terminal, with $200 million committed between the state and Suffolk County, still subject to Town Board approval. Two days before that, the same Town Board voted to block a $250,000 town contribution toward preliminary feasibility and cost analysis.

A different county plan on land south of the station is not moving. Suffolk County terminated its master developer for Midway Crossing in January 2025, citing delays, and said it would seek new expressions of interest. Its status since has not been established.

The station is the reason any of this is happening. New York State puts 17,000 daily commuters through Ronkonkoma station, with express service to Penn Station and Grand Central.

The airport is a second and separate flow of people. The Town of Islip operates Long Island MacArthur Airport, which it says serves approximately 1.6 million commercial passengers a year across six airlines, with a shuttle running today between the airport and the station.

Customers here arrive building by building rather than all at once. With 1,052 units delivered across named phases and a further phase under construction, a business is positioning against a specific phase rather than against the area as a whole. The gap between what has been delivered and what the state describes at full build-out is the gap between a market you can sell to now and one that is still a proposal, and treating the second as though it were the first is how budgets get spent early.
