The incorporated Village of Farmingdale is in Nassau County. Its own downtown master plan is filed as a Nassau County document, with the village board of trustees as lead agency.
East Farmingdale is a different place in the legal sense, not just the postal one. The village's planning documents treat the Town of Babylon's proposals for East Farmingdale as a neighbouring matter, and New York State's environmental notice records the Town of Babylon acting as lead agency for the East Farmingdale overlay district in Suffolk County.
Republic Airport sits inside that Town of Babylon jurisdiction. The overlay district is drawn along the airport's northern boundary, on the east side of Broadhollow Road.
Inside the village, the business district has a defined edge. The Farmingdale BID was established in 2021, and its taxing district runs Main Street from Prospect Street north past the railroad tracks.
New York State describes that downtown as a compact area of small parcels and dense building coverage with mixed land uses, and awarded the village $4.5 million under NY Forward Round 3 for streetscape and village green work, a performing arts centre on a municipal parking lot, pedestrian safety work on Fulton Street and a small project fund.

A dining district that was commissioned, not grown.
The village did not drift into being a restaurant town. A market analysis commissioned for the village in 2011 identified roughly 50,000 square feet of unmet food service demand and set out, in as many words, to create a dining destination on Long Island. Its inventory figures describe the downtown before that strategy was carried out, not as it stands now.
The branding followed the strategy. In November 2019 the village officially named its Main Street downtown the Culinary Quarter, working from a village supplied list of roughly 60 dining establishments.
The BID's own business directory is dominated by food and beverage, including two breweries, outnumbering retail and services combined. That is the BID describing its own membership.
It is also a district where a restaurant is a permission rather than a right. Restaurants and bars are not as of right uses downtown. Each needs a special permit from the Board of Trustees, and hours are held between 5:00 a.m. and 11:00 p.m.
The census receipts show a downtown that still sells goods as well as meals. Village retail sales were $110.7 million in 2022, against $69.1 million in accommodation and food services and $52.2 million in health care and social assistance.
The chamber is drawn wider than the village itself, covering Nassau and Suffolk and both the Towns of Babylon and Oyster Bay, with members running from wholesalers and importers to retailers operating in the incorporated village.
On the Suffolk side of the name, the corridor trades on aviation. Republic Airport's operator markets it as a corporate aviation facility, with fixed base operators, maintenance and avionics, flight schools, charter, catering and film production on the field.
The Town of Babylon's draft overlay code for East Farmingdale is explicit that introducing housing must not limit, restrict or impair the continued use, expansion or development of neighbouring parcels for industry, and it imposes buffers of 30 to 50 feet where the two meet.
Farmingdale State College adds a third kind of demand, with 10,062 undergraduates on a 380 acre campus, 49 degree programmes and the largest collegiate flight school in the Northeast.
Practically, a village restaurant here competes inside a field whose size the village controls and whose closing time the village sets. When you cannot win on hours and cannot outflank the field on location, what people say about you is the differentiator, which makes review and reputation management load bearing rather than a hygiene task.
The other half of the name needs the opposite approach. Aviation services, industrial tenants and trade suppliers on the Suffolk side sell to other businesses, on long cycles, to buyers who were never going to walk down Main Street. One Farmingdale strategy does not cover both addresses.
