The Town of Huntington's comprehensive plan treats Jericho Turnpike as a commercial corridor, and proposes concentrating development in nodes at the major intersections rather than building anything that works like a downtown.

The zoning follows that shape. The town's code carries a Minor Commercial Corridor District and a Planned Shopping Center District, and its only downtown style overlay is written for Huntington Station rather than for here.

The catchment is counted in traffic rather than footfall. A leasing brochure for one of the Jericho Turnpike centres puts 38,223 vehicles a day on the turnpike and 33,690 on Commack Road. Those counts come from an owner's marketing document rather than an independent survey.

The retail format here is the large anchored centre. Mayfair Shopping Center on Jericho Turnpike runs to 221,766 square feet, anchored by a grocer and a large format sporting goods retailer.

Veterans Memorial Plaza carries a comparable set of national chain anchors across grocery, books, apparel, crafts, beauty and discount retail.

Costco has run a warehouse in Commack since August 1995, so the big box format here is long settled rather than recent.

The more distinctive pattern is what has moved in beside that retail. Memorial Sloan Kettering runs an outpatient cancer centre at 650 Commack Road, covering surgical, medical and radiation oncology, chemotherapy, interventional radiology, imaging, clinical trials and a retail pharmacy.

That site opened in 2002 and has since been expanded past 91,000 square feet, with more than 40 cancer physicians.

It is not alone. NYU Langone runs a family medicine and specialty practice at 2171 Jericho Turnpike.

Northwell Health operates urgent care inside the Mayfair Shopping Center itself, at 98 Jericho Turnpike, trading out of a retail plaza the way a store would.

The surrounding market is affluent and settled. Commack's census designated place records 36,536 residents, a median household income of $169,792, 60.0 percent of adults holding a bachelor's degree or higher, and 93.7 percent owner occupied housing.

Organised business infrastructure, by contrast, is recent. The Greater Commack Chamber of Commerce reported reaching 103 members seven months after launching.

Practically, none of this behaves like a downtown. Nobody wanders from one business into the next, so every visit has to be won on its own before the car is in motion. That puts the weight on being the obvious nearby answer at the moment somebody searches, which is where paid search and local service advertising earn their place ahead of anything designed to catch a passer by.

It also means an unusual share of the marketing problem on this corridor is a healthcare problem.
